Amarisearch, Inc is Small Woman-Owned Business and has previously been certified by the Commonwealth of Virginia Department of Minority Business Enterprise. We work with local attorneys and settlement agents as well as national level lenders and settlement providers. We also have a focus upon commercial searches to include but not limited to builder/developer new construction, both for residential and commercial applications. Some past projects have included title work for the residential new homes for Stafford Lakes Village, the widening of State Route 7 (Leesburg Turnpike) in Loudoun County, various phases of the widening of The Fairfax County Parkway, and other similar projects.
Amarisearch, Inc is always mindful of accuracy, cost, and efficiency. Our current owner and two owner residential searches are often returned same-day.
We have ‘boots’ on the ground in many of our jurisdictions that we serve to complete searches where ‘online only’ abstractors are not able to complete.

About Us
Marian E Littleton, founder of Amarisearch, Inc, has 20+ years of experience in the Commonwealth of Virginia in court document research, with a focus of upon Circuit Court land records. She trained with a real estate title abstracting company in the state of Georgia before relocating to the Northern Virginia area in 2001 at which time she founded Amarisearch, Inc.
Ms. Littleton grew her company to such a level that she now employs several full time abstractors, part time abstractors, and office support staff, providing over 100 years of combined experience in court record research to include document retrieval, current owner/full title searches, UCC/Tax Lien/Judgment searches, walk-in recordings, and all other land records research (covering nearly 80% of Virginia’s population by serving over 50 jurisdictions around the Commonwealth).
Ms. Littleton was formerly certified as a private investigator in the Commonwealth of Virginia in 2002. Ms. Littleton has served as an expert witness in multiple Virginia Circuit Courts in matters pertaining to real estate title matters.
Amarisearch, Inc has been a member of the Virginia Land Title Association and Source of Title, two industry educational resources that provide it with the up-to-date issues surrounding real estate title abstracting and better business practices. Amarisearch, Inc is an approved title abstractor vendor for many of the leading title insurance providers (Fidelity (Chicago, Commonwealth, ETC); First American; Old Republic ; WFG ; DOMA: Stewart).

Standard completion time for residential work is 72 hours for full searches, 24-48 hours for most other requests. Commercial/Builder/Municipal work completion time is on a case by case basis.

How do I order a title search?

How do I determine the jurisdiction for the property that is to be searched?
First would be to look it up in the United States Postal System http://www.usps.com, if still un-able – we can determine it for you by the provided the street address and city.
What kind of search do I need to order?
Typically for a purchase transaction you will need to order a full title search. For a re-finance or a credit line, one would order a current or a two owner search. For foreclosure, one typically orders at least a two owner search or a full search with full copies of all documents. You will need to check with you underwriter for their specific guidelines as there is not a state statute defining this criteria.
What is searched in a current owner search and what copies are provided?
We search from an arm’s length transaction forward to present, provided copies of the deed(s), open deeds of trusts and related documents, any liens/judgments/uccs, and tax/assessment information. We search the grantor/grantee indices, 20 Years of judgments, 5 years of financing statements/UCC and as the necessity arises the Civil section of the Circuit court when a document found in the grantor/grantee indices directs us to do so.
Our reports are typed and returned with supporting documentation via email in pdf format.
